Architecture

We provide a full range of architectural services across every stage of the RIBA ‘Plan of Work’ process, all of which can be tailored specifically to suit your project needs, whether it is the refurbishment of a historic listed building or the design of a new contemporary home.

Interior Design

We provide a full range of interior design services either as part of a stand-alone appointment - working with other architects - or as a combined appointment, working with our own architectural team.

As part of our fully integrated approach to design and, where a project allows, we believe there are enormous benefits in combining both the interior design and architectural disciplines into one appointment. These include being able to work with a single team who will develop both the architecture and interior design as part of one overall coordinated concept from beginning to end.

SERVICES INCLUDED

• Establishing the Client’s Aspirations & Initial Design Brief

• Contribute to the Design Programme.

• Concept Design – including initial ‘mood’ boards and outline furniture layouts to establish the ‘look & feel’ and design direction for each space.

• Establish the Initial Furniture, Fixtures & Equipment (FF&E) Budget Estimate

• Developed ‘Spatial Coordination’ Design – developing and coordinating interior furniture layouts, finishes, decorative lighting, electrical outlets, sanitary appliances etc. with other design consultants.

• Technical Design – preparation of technical design information, interior finishes, window treatment, decorative lighting and specification/schedules in sufficient detail for tender submission.

• Construction Stage - Site Inspections, meetings and reviewing/commenting on sub-contractors’ drawings prior to manufacture.

• FF&E Selection and Specification in sufficient detail for allow for procurement

Client Representative

We have extensive experience carrying out client representative and design advisory services for overseas clients on large residential projects and work place, both in the UK and abroad.

Although the responsibilities are varied and tailored to each project, the role generally involves acting on behalf of the client on general ‘everyday’ matters related to the commissioning and delivery of their specific project.

SERVICES INCLUDED

• Initial Strategic Design Advice

• Property Appraisals & Feasibility Studies

• Liaise with the Client’s other legal representatives.

• Establishing Initial Client Requirements (including Project Brief, Budget and Programme)

• Recommendations for appointment of Project Team

• Developing and communicating the detailed Client Requirements to the Project Team

• Attending all project meetings on behalf of the Client

• Regularly report to Client with respect to design issues, project progress and cost.

• Communicate with the design team on a regular ‘everyday’ basis.

• Comment on the evolving design with respect to the Client’s Requirements

 ADDITIONAL SERVICES

 

FF&E Procurement

We have established contacts with a wide range of suppliers and manufacturers based in the UK, Europe and beyond. This service includes:

• Final ‘pre-purchase’ review of FF&E selection and specifications with Client

• Negotiating best trade discounts with suppliers and manufacturers

• Arranging for Proforma Invoices from suppliers and manufacturers

• Arranging payments strategy and acting as ‘agent’ on behalf of our clients

• Coordinating all associated logistics, deliveries, storage, access etc.

• Supervising final FF&E installation on site.

Home Accessories

We can help you to truly complete your home with those important final touches that make all the difference in personalising your home and making it feel ‘lived in’. This additional service includes:

• Presenting ideas for appropriate artwork and antiques in conjunction with specialists.

• Presenting ideas for appropriate Home Accessories including decorative objects, vases, cushions, indoor plants, crockery, cutlery, bed & table linen etc.

• Preparation of a budget schedule and specification

• Assisting with purchasing

• Assisting with installation and dressing on site

Landscape Design

We have always considered the design of the surrounding landscape or gardens as an important and integral part of our projects. For us, architecture, interior design and landscape design are inherently connected.

As an additional service, we can provide preliminary conceptual design ideas for the landscaping where these extend the use and enjoyment of the building interiors to the outside and beyond. We can also provide a full service for the design of the hard landscaping immediately adjacent to the house should this be required.

OUR PROCESS

At Locus Design we follow a simple and flexible process based on the RIBA ‘Plan of Work’ 2020, which sets out the various key stages for any project from beginning to end. Depending on the size and complexity of your project, this can be adapted and simplified even further to suit the services you might require for any given project.
